Already considered a success and Muscat’s No1 destination attraction, the Marina, Beach Resort and Golf Community areas were to be remodelled as part of a rigorous ‘test fit’ modelling and detailed coding exercise for the remaining parcels comprising 59 hectares. This involved the development of a comprehensive integrated spatial and financial model to optimise the layout. The masterplan was precisely attuned to meet the urban design, transport, cost and market criteria to complement, consolidate and extend the current offer while enhancing the reputation of Al Mouj as a prime development proposition.
The team’s vision included framework plan options and preferred concept masterplan for the principal areas, with design and development guidelines to govern the quality for the development of plots offered. The imagery, plans and codes were enshrined within a suite of documents to complete the development and meet the client’s aspirations without contravening the terms of the consented scheme.
