A highly sustainable student village in Nottingham

Morriss House is a 705-bed student accommodation situated next to the University of Nottingham’s Jubilee Campus. Designed for Unite Students, the UK’s largest provider of student accommodation, the project offers 665 shared flats and 40 studio apartments, setting a new standard for student living in the heart of Lenton.

Broadway Malyan was commissioned to design an innovative scheme for planning approval, incorporating a wide range of net-zero features. These include roof-mounted solar panels and air source heat pumps, ensuring the building meets all its energy requirements sustainably.

Stakeholder engagement was central to the planning process, ensuring the design principles and features were thoroughly detailed and deliverable during construction. This collaborative approach resulted in a strong relationship with the local authority and the submission of highly detailed information as part of the application.

The development site runs alongside the River Leen, a tributary of the River Trent. The scheme's massing has been carefully designed to mitigate flood risk, incorporating openings between buildings and elevating the structures.

Green public realm, which includes a wild flower meadow and outside amphitheatre, connects the development with the river and creates an inviting natural space between the student accommodation and the nearby campus.

The scheme’s aesthetics reflect the established residential character of the area, with contrasting yet complementary forms to the north and south of the site, which occupy more prominent public-facing positions. Constructed from brick and metal, the design nods to the area’s industrial heritage while aligning with the wider residential palette.

The end blocks take a simple architectural form and are constructed with a light brick and have a simple ordered window condition and reveal providing a crisp engineered appearance against the brickwork, complimented by the vertical recesses and texted brickwork on the upper floors.

The blocks between these, which are designed around a large internal courtyard, are of a darker brick with black mansard roofs and chimney profiles, reflecting the changes in scale and orientation.

Within the building is a range of study and social spaces including a large open reception area that acts as a welcome hub for residents.
