Mall of Sfax is a landmark retail and leisure destination, envisioned as the centrepiece of a major urban regeneration project in one of North Africa’s largest port cities.

The mall has been conceived as a green and tranquil oasis in the desert, centred around a linear lake that extends along the entire façade. This picturesque setting is complemented by a series of restaurants and terraces, all shaded by an expansive palm tree-shaped pergola.

The main building is organised over two levels with more than 140 units including a destination Food Hall and Carrefour hypermarket with an interior design approach that embraces the latest trends in retail design and reflects the vernacular culture of Sfax.

The project was initiated to remediate and regenerate 420 hectares of reclaimed land south of the city centre. This ambitious effort aimed to reconnect Sfax with its coastline, enhance the quality of its beaches and seawater, and create a vibrant, liveable mixed-use district known as Taparura, named after the ancient Roman designation for the area.

Broadway Malyan was commissioned by the Utic Group, a consortium of companies including Ulysse, Indigo, and Centres Commerciaux Carrefour Tunisia, to design a new mall at the heart of the district, establishing the largest retail and leisure destination of its kind in North Africa.
