A contemporary business park with an exciting landscape and identity

From masterplanning to branding, CIBIS was a comprehensive, end-to-end project. Our internal teams collaborated across masterplanning, landscape design, branding and wayfinding to craft a unified and cohesive narrative for the development.

CIBIS Business Park is a 12-hectare strategic masterplan designed to regenerate an existing business district and establish a vibrant office community in Jakarta. The development features nine towers, primarily dedicated to office space, alongside an expansive public realm that enhances the site’s appeal as a dynamic business park.

The design draws inspiration from the Javanese planning concept of the alun-alun—a traditional town square that serves as the heart of civic life. At its centre stands a Banyan tree, a revered symbol of power and success in Javanese culture.

Landscaping and the public realm have been integral to shaping the site’s identity, creating an environment where people are inspired to work. Lush greenery, with a variety of trees, grasses, and shrubs, enhances the surroundings, while high-quality paving and a pedestrian-friendly design ensure the space is safe, welcoming and accessible.

"The design prioritises pedestrians to provide a walkable, open space for people to enjoy. As the other towers are added to the site we will maintain this approach, ensuring that each building is sensitively connected to the wider development through beautiful landscaping."

Following the successful delivery of the concept and detailed masterplans, Broadway Malyan was commissioned to design Tower 9—the first building on site, completed in October 2016. The tower offers 54,800 sqm of office and ground-level retail space, featuring some of Jakarta’s largest Grade A floorplates, spanning 4,000 sqm.

The tower has achieved LEED Platinum Pre-certification, driven by several sustainability-focused design initiatives. These include a green roof that reduces stormwater runoff and lowers ambient temperatures, as well as rainwater management systems that collect, store, and purify water for reuse throughout the site.

We crafted the brand identity for the scheme around a shield motif symbolising strength, stability and quality. A predominantly earth-toned colour palette underscores the project’s sustainability credentials and its focus on high-quality outdoor spaces designed for public enjoyment. This identity will be consistently applied across all marketing materials, on-site wayfinding and signage, establishing a distinctive and cohesive sense of place.

Broadway Malyan has since been commissioned to design the remaining eight towers on the site. These will offer additional office space, along with serviced apartments, conference facilities, retail outlets, and leisure amenities, further enhancing the business park’s appeal as a dynamic, mixed-use destination.
